Eden Park Developments, part of the Fiducia Group, has bought a 20-acre site at Grange Park, Northampton in a joint venture with Shepherd Developments.
Detailed planning permission to build 29,872sq m of industrial and distribution units was approved earlier this year. But Eden Park will submit a revised application to reduce the planned 13 B1, B2 and B8 units, which ranged from 998sq m to 5,574sq m to include 8,119sq m) of office space following heavy market demand for these units.
The site, Qubit 3, is part of the 130-acre Grange Park warehouse and residential development at J15 of the M1.
Jeremy Hoare, development manager for Eden Park Developments, comments: “We have already had significant interest from a number of local occupiers, with strong demand for office space. Easy access to the motorway network, combined with the area’s excellent local labour supply and strong rental growth underline the site_s appeal to both national and local occupiers.
Demand is extremely strong and we have already received offers for the entire 20 acres.”
Construction is expected to start next month.
