Spec build Meets Demand (2)

vans Property Group, developer of the 300-acre Fradley Park distribution and warehousing hub on the A38 near the M6 (Toll), is building a 4,836sq m speculative unit at the park. Due for practical completion in September this year, Unit 5 is the first of two units of about 4,650sq m to be built at Fradley Park in response to increased market demand for smaller warehouses in the Midlands, in addition to the increasing demand for much larger units in excess of 13,250sq m.

David Helliwell, estates director at Evans Property Group, says: “By consensus, the market has a lack of supply of new units in the 40,000 to 80,000sq.ft. accommodation range, particularly in locations near the major road networks. The impact of rising fuel prices and the new Road Transport Directive is also playing its part in this increased demand and consequently we’ve seen a marked increase in Fradley Park enquiries where we can meet requirements for units large and small.”

Fradley Park is being developed speculatively alongside design and build requirements and is already home to several well known companies including Wincanton, DHL, Swish, Hellmann, Caterpillar, Great Bear Distribution and the Automotive Group.
