Availability hits peak

More sheds than ever before have been built speculatively in 2007, according to figures from King Sturge.

“At the end of Q3 2007, some 23,672,000 sq ft was available in 95 newly completed warehouses and in units under construction on a speculative basis. This represents a 46 per cent increase on the same period a year ago and an 8.5 per cent increase on six months ago.

In the size band 100,000 sq ft to 250,000 sq ft the number of units available/under construction has increased significantly from the same period a year earlier, from 44 to 65, while floor space in this size band increased by 61 per cent.

The 250,000 sq ft to 500,000 size band also saw an increase from one year ago. The number of units available or under construction increased from 18 to 23 – an extra 1,319,853.88 sq ft.
