Sladen Estates aims to have its P150 warehouse at Road One on Winsford Industrial Estate in Cheshire ready for occupation by this Christmas.
The 149,007 sq ft building sits on a 7.5-acre site fronting Road One. It has a clear internal eaves height of 12m, a 66m separate lorry yard, 12 dock level and two level access doors. The scheme will also provide trailer parking and a two storey integral office and a 121 space car park on a fully landscaped site.
Planning was granted by Vale Royal Borough Council with a condition that 10 per cent of the energy required was generated from renewable energy sources.
P150 offers good access to the M6 at J18 and J19 and to the M56 (via the A556) onto the West Coast Ports, Manchester, Liverpool and the North West.
The scheme is being marketed by joint agents M3 and Lamonts.
Steve Moriarty of M3 said: “In the current distribution market, operators are working to ever tighter deadlines, so to be in a situation where you can offer them a new purpose designed unit, ready to go is a great advantage.”
P150 will be completed in December 2007 and will be available on either a leasehold or long leasehold basis.
