Property and construction group Caddick has submitted a planning application to Hinckley and Bosworth Borough Council for a employment hub, adjacent to Junction 22 of the M1.
The proposed J22 M1 Employment Hub will provide approximately 700,000ft² of industrial and logistics space spread across six units.
The land is identified as a key location for general employment development in the emerging Hinckley and Bosworth Borough Council Local Plan.
If approved, the site could bring more than 1,000 jobs to the area, including construction roles, long-term positions, apprenticeships and warehouse opportunities.
The site is expected to generate approximately £2.5 million in annual business rates to support the Council and local services, and increase local spending by around £37m a year.
The proposals have been designed with a focus on sustainability, biodiversity and landscaping.
Caddick is committing to planting more than 12,000 trees across the site to deliver improvements to local biodiversity and is targeting BREEAM ‘Excellent’.
A comprehensive landscape strategy will deliver a significant Biodiversity Net Gain, including integrated drainage areas, ecological corridors, wildlife habitats, and new public green spaces.
Caddick associate director, Tom Park, said: “We have developed a scheme that presents a significant opportunity to deliver high-quality space for jobs and investment in Hinckley and Bosworth, generating substantial economic value.
“We have also prioritised thoughtful design, incorporating extensive environmental sustainability features and significant landscaping whilst delivering a scheme that responds to strong demand from the market.
“The site’s prime location, adjacent to Junction 22 of the M1, and unit mix makes it perfectly suited for all occupiers offering excellent national and regional connectivity whilst reducing the impact on local roads.
“This application marks a crucial step towards unlocking a key employment site in Hinckley and Bosworth and securing long-term economic benefits for the area.”
