Colliers has published its latest Industrial and Logistics Rents Map, which analyses around 90 UK submarkets; the research concluded that headline rents have continued to rise in the first half of 2025.
Colliers reported that the UK’s average prime headline rent for mid-box and multi-let industrial units reached £15.55 per ft² in June 2025, reflecting a 4.0% year-on-year increase.
However, the six-monthly growth slowed to 1.5%, suggesting a more moderate trajectory compared to the sharper gains recorded in previous periods.
The data also showed that Yorkshire led the regions in rental growth, posting a 6.7% increase over the 12 months to June.
This was followed by a 5.7% increase in Glasgow and Edinburgh, 5.3% in the West Midlands, 4.7% in the South East and East of England, 4% in the South West and North West, 3.3% in the East Midlands, 3.1% in Inner M25 London, and 2.9% in the North East.
In the large distribution warehouse segment — units of 100,000ft² and above — average prime rents reached £11.90 per ft², marking a 5.2% annual rise.
This aligns closely with the 5.4% growth seen in June 2024, which Colliers suggested demonstrated continued resilience in the big-box logistics sector.
“That said, elevated bond yields and broader economic uncertainty may temper the pace of recovery.”
