Logistics and industrial property developer Mountpark has completed its acquisition of the former Ferrybridge Power Station in West Yorkshire, also securing its first pre-lease commitment for the site from bakery brand Warburtons.
The acquisition included outline planning consent for up to 1.64 million f2 (152,000m2) of industrial and logistics space at the Ferrybridge site, located at the intersection of the M62 and A1(M). This was applied for in February 2023 and approved in the summer of 2024.
Warburtons has signed a 20-year pre-lease to become the first occupier of Mountpark Ferrybridge. Site preparations are already underway at the site with vertical construction of the 65,800ft2 facility planned to being this month, the developer said.
Mountpark Ferrybridge will be Warburtons’ 18th distribution depot in the UK. James Norton, head of distribution network transformation for the bakery said the new depot “is designed with sustainability in mind,” which aligns with Warburtons’ core values, as well as enabling the company to expand its logistics capacity in Yorkshire and beyond.
Additionally , Mountpark announced it has submitted Reserved Matters Applications for a 40,000ft2 facility, a 647,000ft2 cross-dock facility, and a three-unit configuration ranging from 70,000ft2 to 330,000ft2 at Ferrybridge. Buildings are expected to be delivered speculatively from end of 2026.
The joint agents working on the scheme are Carter Towler, JLL and Carter Jonas. Warburtons’ agent on the scheme is JLL.
