Chancerygate and Bridges Fund Management have completed work on a €40m (c. £34m), 120,260ft² Grade A urban logistics development near Dublin Airport, with three units already pre-let.
The three pre-let units totalling 31,200ft² were all secured ahead of practical completion and represent a diverse range of international businesses.
Called Airport Trade Park, the development is located on a prime five-acre site situated 1.7km south of Dublin Airport and approximately 8km north of Dublin city centre.
The scheme comprises 13 units ranging from 3,615ft² to 22,670ft².
Airport Trade Park is the first development in Ireland for the Bridges and Chancerygate partnership, which has successfully delivered similar projects in the UK together for more than a decade.
The site benefits from excellent connectivity given its proximity to the airport, the M50 and M1 arterial routes, several bus routes and planned public transport improvements.
Chancerygate development director and head of the Irish office, Ed Dobbs, said: “Achieving practical completion at Airport Trade Park and securing three pre-lets soon after we have acquired the North Gate Portfolio is a true statement of Chancerygate’s intent in Ireland.
“We have delivered an outstanding urban logistics development with our long-term partner Bridges which showcases our high specification, sustainable product in an excellent strategic location.
“We are very pleased to welcome Imprint Engine, Cembre and Netgate as our first occupiers and we are in advanced conversations with a number of other prospective tenants.
“Our focus is now on expanding our development and investment footprint throughout Ireland and we have the funds and ambition to do so.”
