Delin Property has acquired three European logistics properties for its proprietary investment portfolio.
The company has acquired two development sites in Madrid, Spain, and one in Uithoorn, 20km south of central Amsterdam.
The three sites will add a potential 25,400m2 (273,400ft2) of lettable space to Delin’s portfolio once developed. They have an estimated total gross development value (GDV) of €44m (c. £38m).
According to Delin Property, all three projects will be developed as multi-tenant facilities, with between two and four units per building to capture rental premiums typically associated with smaller warehouse units. The schemes are targeting BREEAM ‘Excellent’ certification. They will be built with floor loadings of up to five tonnes/m2.
In the Netherlands, Delin Property has acquired a 1.36-hectare site in Uithoorn where it is planning to build an 8,700m2 (93,600ft2) warehouse with a clear height of 12.2m. Located with access to Schiphol Airport and the ports of Rotterdam and Amsterdam, the site is also within one hour’s drive of around five million consumers.
The first property in Madrid is a 1.25-hectare plot in San Fernando de Henares, less than 15km east of the city centre and 4km from Madrid-Barajas airport, where Delin is planning a 7,700m2 (c. 82,900ft2 ) warehouse with a 10.5m clear height.
The second Madrid acquisition is a 1.37-hectare site in Vicálvaro, around 7km east of the city centre. The site will be developed into an 8,750m2 (c. 94,000ft2) last-mile logistics facility split into three units.
The latest acquisitions mark “a strategic shift”, established by Delin’s new partner-led leadership team.
