Last-mile logistics real estate company Mileway has signed a long-term lease with a leading automotive company for 33,500m² (c. 360,590ft²) at Gottlob‑Gussmann‑Straße, near Stuttgart.
Mileway will execute a significant investment programme at the property to improve the sustainability and energy efficiency of the asset.
Reportedly, the asset offers benefits from fast HGV access, a strong local labour pool and proximity to a dense network of automotive manufacturers and suppliers.
Ahead of the customer’s move-in, Mileway will carry out a comprehensive upgrade of the property, enhancing its energy performance while preserving the existing structure.
The improvements will include the installation of a hybrid heat‑pump system with optional photovoltaic (PV) integration to support progressive decarbonisation, alongside full LED lighting to reduce energy consumption and improve workplace quality.
Large, well-connected logistics units in prime locations remain scarce, with high‑quality space in core regions particularly limited.
