Construction has begun on Cheadle Eco Park (CEP), a £25m light-industrial scheme in Stockport that is being positioned as one of the UK’s most sustainable industrial developments.
Located on Bird Hall Lane in Cheadle, near the M60, the development replaces older, inefficient buildings with modern industrial units.
The seven-acre scheme will deliver 115,000ft2 of multi-unit space across six units ranging from 8,374ft2 to 43,800ft2. Once complete, the development is expected to support up to 200 jobs and attract sustainability-focused occupiers.
CEP has been designed to achieve BREEAM ‘Outstanding’, which the developer says is particularly rare in the light-industrial sector.
Designed by AEW Architects, CEP will be the largest purpose-built industrial and logistics development in the country constructed entirely from sustainably sourced timber. The use of structural timber frames significantly reduces embodied carbon compared with traditional steel construction and supports alignment with the emerging UK Net Zero Carbon Buildings Standard.
Environmental features include air-source heat pumps, natural ventilation, smart lighting systems and an EPC A rating target. The redevelopment also incorporates EV charging across all parking spaces, biodiverse landscaping, swales and a rain garden for sustainable drainage.
The project is supported by a £4.4m grant from the Government’s Town Fund and forms part of the wider Cheadle Town Fund regeneration programme.
Network Space Developments is acting as development manager on behalf of Stockport Council with Caddick Construction appointed as main contractor.

Completion is scheduled for March 2027.
CBRE and B8 have been appointed as joint letting agents to market the new units.
