As well as being speculative the warehouses will boast being the most environmentally-friendly and energy-efficient ever developed on the park. They will be built to BREEAM Very Good accreditation and in addition will include 12m eaves, 50m deep yards, and will have dedicated car parking.
Work on the £21.2m project began this month and is programmed for completion in December 2010. Plot ‘F’ is the largest remaining industrial ‘Golden Contract’ development site in Scotland. Considerable interest is anticipated due to the incentives in place, including a competitive rent of £5.75 per sq ft, and no service charge.
Steve Turner, regional director Scotland, for Muse, said: “Our decision to go ahead with this new phase of speculative development marks a significant step forward both for Muse and for the commercial property market. It also brings our total level of investment on the site to £104m since 1995. “There are limited options available for companies looking for new, energy-efficient facilities and we are driving forward to meet the rising demand for modern distribution and production units that offer flexibility and convenience in a great location.”
