Brixton has completed seven new lettings at Trafford Park, Manchester totalling 2,380sq m following the acquisition of the property in March of this year. On average these lettings are 12% above the valuer’s ERVs at acquisition. The 230sq m Unit 7, Westbrook Road Trading Estate has been let to Truvelo (UK) for five years at £14,250 per annum, reflecting £5.78 per sq ft. There is a tenant option to break after three years and one month rent free.

August (UK) is letting the 232sq m Unit 11, Westbrook Road Trading Estate for three years with a tenant’s break in January 2005 at £13,553 per annum, reflecting £5.43 per sq ft with no rent free, while the 228sq m Unit 15, Westbrook Road Trading Estate has been let to Redbrink for ten years at £14,250 per annum, reflecting £5.80 per sq ft. There is a tenant option to break after five years and four-month rent free period.

Unit 10, Longwood Road Trading Estate comprises 342sq m and has been let to Brandon Hire for one year at £19,310 per annum, reflecting £5.25 per sq ft with no rent free. The 256sq m Unit 19, Longwood Road Trading Estate has been let to Beaumonts Mini Coaches for five years with a tenant’s break after three at £12,000 per annum, reflecting £4.36 per sq ft with one month rent free.

Unit 27A, Longwood Road Trading Estate is 100sq m and has been let to Darren Lumsden for three years at £5,000 per annum reflecting £4.68 per sq ft with three months rent free.
