Commercial real estate developer 7R has completed a manufacturing and warehouse facility for Toppoint in Brzezie near Sulechów (Zielona Góra County).
The building was constructed by Depenbrock Polska and the total area of the Build-To-Own (BTO) investment amounts to nearly 35,000m² (c. 376,736ft²).
Toppoint is a renowned supplier of promotional products. Established in 1928, the offers more than 2,000 products while distributing the portfolios of brands including Philips, Fresh ’n Rebel, Xoopar, GP Batteries, and Sagaform.
The total area of the facility developed by 7R for Toppoint includes 32,455m² (c. 349,342ft²) of manufacturing and warehouse space, as well as a functional office and staff amenity area exceeding 2,400m² (c. 25,833ft²)
The building was completed by Depenbrock Polska, with construction works commencing in July 2025 and is located on the outskirts of Sulechów, along the road towards Mozów.
The production area features advanced HVAC and power supply systems for machinery, dedicated process rooms and various adjustments ensuring comfortable working conditions for employees.
The warehouse section was adapted to the requirements of modern storage operations, including VNA racking systems, and equipped with fire protection systems compliant with NFPA standards.
7R technical development director, Oskar Pacut, said: “The development of the new facility for Toppoint in Brzezie near Sulechów perfectly demonstrates how BTO investments can address real market needs and support businesses in scaling their operations.
“From the very beginning of the process, together with Toppoint, we co-created the technical specification and architectural concepts to ensure that the designed space would be fully tailored to the operations conducted within the building, while also allowing for potential future reconfigurations.
“While seeking optimal solutions, we did not overlook the budget aspect, which resulted, among others, in achieving additional storage height while maintaining the building’s original total height.”
