Real estate developer 2025 Sustainability Report, prepared in accordance with the requirements of the Corporate Sustainability Reporting Directive (CSRD).
The report was also published in accordance with the simplified European Sustainability Reporting Standards (ESRS) published by EFRAG in December 2025.
The Science Based Targets initiative (SBTi)-approved target for Scope 1 and Scope 2 emissions calls for a 42% reduction in absolute emissions by 2030 compared with the 2022 baseline.
In 2025, 7R achieved a 29.1% reduction in total emissions compared with the baseline year.
Scope 2 emissions (market-based method) decreased by as much as 56.1%, driven by the purchase of Guarantees of Origin (GoOs) covering 47.5% of the electricity consumed in the buildings under the company’s management. Scope 1 emissions (vehicle fleet) were reduced by 4.2% year on year.
All buildings developed by 7R are certified under the BREEAM scheme, confirming their high standards of sustainable construction.
Under the company’s strategy, all new developments are required to achieve a minimum BREEAM rating of ‘Excellent’.
In 2025, three buildings were awarded BREEAM Excellent certification, while a further three achieved the highest possible rating, ‘Outstanding’.
The portfolio of certified buildings also included two properties that received a ‘Very Good’ rating, as these projects had commenced before the minimum certification target of Excellent was introduced.
For 7R, BREEAM certification not only confirms the environmental quality of its buildings but also serves as a tool for the systematic management of their impact on the climate and natural resources.
Ewelina Grodzicka, ESG Manager at 7R, said: “The BREEAM Outstanding certification awarded to 7R Park Gdańsk IV (phase II), with a score of 90.2%, is an important validation of the effectiveness of our strategy.
“It demonstrates that our approach to design and construction is not merely an aspiration, but a well-defined development model that delivers measurable environmental outcomes independently verified through a recognised certification scheme.
“It also sends a strong message to the market: warehouses offering high energy efficiency, a lower carbon footprint and enhanced sustainability standards are now fully achievable from both a technological and a commercial perspective.
“We see the growing expectations of tenants and investors in this area as a driver for continuously raising standards across the entire sector.”
In 2025, water consumption at construction sites decreased by 44.3% year on year, to 2,264m³.
An individual biodiversity enhancement plan was developed for each of the six new developments.
Responsibility for overseeing the implementation of the 7R Group’s ESG strategy rests with the Supervisory Board, the Investment Committee and the Management Board, supported operationally by the ESG Manager.
Reportedly, the company continues to strengthen its governance framework through a comprehensive set of policies and procedures, including its anti-corruption policy, Human Rights Policy and Code of Good Practice.
