Chancerygate has submitted plans to speculatively develop 153,000ft² of Grade A sustainable urban logistics accommodation at Hams Hall, Coleshill.
Reportedly, the proposed scheme, called Faraday7, will comprise seven leasehold units ranging from 12,000ft² to 47,000ft².
All units at Faraday7 will benefit from electric vehicle charging points and solar panels on their roofs.
In addition, the units will have enhanced roof lighting to increase levels of natural daylight and will be constructed from high-performance building materials to reduce CO2 emissions.
The scheme is targeting an EPC ‘A’ and BREEAM ‘Excellent’ rating.
In August 2026, Chancerygate was acquired by Dream, the Toronto-headquartered global real estate asset manager.
The combined platform is one of Europe’s leading vertically integrated urban industrial operators with around 27 million ft² managed and under development.
Chancerygate senior development manager, Rob Watts, said: “Our proposed Faraday7 development will provide high specification, sustainable accommodation for a diverse range of occupiers at Hams Hall.
“This is one of the premier sites in the West Midlands, thanks to already being an established industrial location and having excellent connectivity to the region’s key arterial routes.
“We now look forward to North Warwickshire Borough Council considering our proposed plans, which will help satisfy the demand within the locality for new Grade A urban logistics space.”
