Marshall Commercial Development Projects Limited (Marshall CDP) has commenced the next phase of construction of the Stealth Development at Airfields, Deeside.
With the scheme set to complete in Q2 2027, the 193,500ft² speculative development will deliver six warehouses ranging from 12,000ft² to 57,000ft², available to lease or purchase.
Alongside the new units, the site also benefits from planning permission for a further 211,000ft² single unit next to this scheme and a 134,000ft² single unit at the front of the site, both available on a design and build basis for occupiers requiring bespoke, larger-scale facilities.
Jon Thorne, director at B8 Real Estate, said: “Marshall CDP’s decision to speculatively build out this scheme reflects real confidence in the local market.
“There is a recognised shortage of Grade A MLI industrial accommodation in the area, and this development directly addresses that lack of supply.
“Critically, it also gives local businesses the opportunity to purchase their own unit something that hasn’t been possible in this market for a considerable period of time.”
Reportedly, the site is also home to an Amazon RDC, recently completed new papermill by ICT and now has retail amenities from Aldi and Home Bargain which will also service the near 1,000 new homes being built on site.
The Stealth Development follows a series of key milestones on the wider scheme where a pre-let of 104,000ft² to Leviat was secure on their development of Plot D comprising 3 units of 180,000ft² and the whole scheme was subsequently sold to Leftfield Partners.
Dave Hughes, leader of Flintshire County Council said: “It’s fantastic to see Marshall CDP continuing to invest in Deeside with this significant new phase of development at Airfields.
“This scheme demonstrates the confidence that investors have in Flintshire’s economy and reinforces Deeside’s position as one of the region’s leading locations for advanced manufacturing.”
