Industrial property developer Panattoni has acquired a 15-acre logistics site at Brackmills Industrial Estate in Northampton for speculative development.
The company plans to deliver a 340,000ft2warehouse at Brackmills, which is located two minutes from the M1 with access to the Midland.
The unit has a gross development value of £75 million and will be built speculatively “to address sustained occupier demand in one of the UK’s most established logistics markets”, Panattoni said.
A planning application is due to be submitted in the first quarter of 2026 with development commencing in 2028.
“Panattoni Brackmills represents a rare opportunity to bring forward a prime, high-quality logistics facility in a highly constrained and undersupplied market,” said Gregg Titley, Panattoni’s head of development, East and West Midlands.
“Its strategic location, design flexibility, and strong ESG credentials make it an ideal proposition for national and regional occupiers seeking sustainable, efficient space with excellent motorway connectivity.”
CBRE advised Panattoni on the acquisition.
