Savills Investment Management has acquired two logistics assets totalling around 97,600m² (c. 1.05 million ft²) in Dettelbach, Germany.
The units were purchased from AEW in an off-market transaction. The price was not disclosed, however, according to Savills IM said the deal represents one of the largest transactions in the German logistics investment market in 2026.
Located near Würzburg in Lower Franconia, the two Grade A facilities are fully let on long-term leases to a German fashion retailer and a global logistics service provider.
Completed in 2023, the properties are located at the intersection of the A3 and A7 motorways, providing connections to Germany’s north-south and east-west transport corridors. Both were developed on a brownfield site and hold DGNB sustainability certifications.
The acquisition takes Savills IM’s European Logistics strategy portfolio to 21 assets across seven countries. It also increases its German portfolio to three properties, following the earlier acquisition of a logistics complex in Verden, Lower Saxony.
Tim Ulrich, head of transactions Germany, Austria & Switzerland at Savills IM, said: “This transaction ranks among the largest logistics transactions in Germany this year and demonstrates that attractive investment opportunities can still be realised in a persistently challenging market environment.”
He added that Savills IM was seeing “initial signs that the transaction market is beginning to regain momentum”.
