Stoford and Midland Land Portfolio Limited (MLPL), a subsidiary of Severn Trent plc, have brought forward plans for a 660,000ft² manufacturing-led development opportunity in Wolverhampton.
Stoford has signed a development agreement with MLPL for the proposed delivery of up to four build-to-suit units on a 39-acre allocated employment site, which will be known as Stoford Park i54.
Units will range in size from 50,000ft² to 500,000ft²+ and will be aimed at occupiers seeking modern manufacturing facilities on a pre-let or pre-sale basis.
Stoford director Gerard Ludlow said: “Stoford Park i54 provides an opportunity to deliver high quality manufacturing space in a location that has already established itself as a destination for advanced manufacturing and engineering businesses.
“Our partnership with MLPL is enabling us to bring forward a flexible scheme that can respond to occupier requirements and deliver buildings quickly once planning is secured.”
The scheme will be designed to reduce carbon emissions through low energy features including PV panels, LED lighting, EV charging and rainwater harvesting. Buildings will target BREEAM ‘Excellent’ and EPC ‘A’ ratings.
Stoford and MLPL are targeting submission of an outline planning application in November 2026, with work expected to start on site in Q1 2028.
