Industrial logistics developer Indurent has signed a 10-year lease with Topgrade Sportswear for an 80,000ft² unit at Indurent Trident Business Park in Warrington, Cheshire.
Topgrade Sportswear, now part of Frasers Group, is a major distributor of leading sportswear and fashion brands.
The T80 unit is a newly developed, high-specification industrial and logistics facility located within Birchwood Business Park, a key employment hub in the region.
The development benefits from excellent connectivity, being located adjacent to J11 of the M62 and with strong transport links to Manchester and Liverpool.
The unit also incorporates the highest sustainability standards with EPC ‘A+’ and BREEAM ‘Excellent’ ratings.
The unit was previously let to Regency Glass, before the company decided to relocate and upsize to Indurent’s 420,000ft² Omega West 420 facility late last year.
The transaction marked the largest single site lease completed in the North West of England in 2025.
DTRE acted for Indurent and BC Real Estate acted for Topgrade on this transaction.
