BTG Eddisons has been instructed to market a £10 million freehold industrial asset in Bedfordshire.
The real estate advisory firm has been appointed by Kampf Jagenberg Group to market the property at Woburn Road Industrial Estate in Kempston, Bedford.
The 82,776ft² industrial and warehouse development is located just a short distance from the site of the new Universal UK theme park, which is currently under construction.
The disposal comes as investor and occupier interest in Bedfordshire continues to strengthen following start of construction of the landmark leisure and tourism development.
Situated on Wolseley Road, the established industrial estate comprises a combination of warehouse, office and ancillary accommodation.
The accommodation includes a 45,436ft² warehouse, 17,383ft² of offices, a 2,927ft² mezzanine floor and a further 17,030ft² rear building, providing flexibility for a range of industrial, manufacturing, storage and distribution uses.
BTG Eddisons Bedford associate and head of agency Nathan George said: “Opportunities to acquire industrial assets of this scale on a freehold basis in Bedfordshire are increasingly rare.
“The property offers a substantial footprint in an established commercial location, while also benefiting from its proximity to one of the UK’s most significant regeneration and investment projects.
“We expect the combination of size, tenure and strategic location to generate strong interest from both investors and occupiers looking to establish or expand their presence within the Oxford-Cambridge growth corridor.”
