Developer Chancerygate has received the green light to commence a major urban logistics project worth £12 million. The development, named Novio, will offer 41,200ft2 of premium logistics space designed to meet the rising demand in the region.
Situated off Terminus Road, just two miles from Chichester town centre and adjacent to the A27, Novio will feature four Grade A units. These units, varying from 6,200 to 12,300ft2, will be available for lease on a 1.9-acre site. The area is already home to businesses, including Jewson, Howdens, and car dealerships for Ford, Jaguar and Volkswagen, making it a prime location for new enterprises.
The Novio development will be equipped with electric vehicle charging points, solar cells that can supply up to 35% of the unit’s energy needs, and 15% roof lights to maximise natural lighting. Constructed with high-performance insulated cladding and roof materials, the project aims to reduce CO2 emissions and is targeting an EPC rating of A and a BREEAM ‘Very Good’ rating.
Jonathan Lee, Chancerygate’s development director, emphasised the project’s role in meeting local and regional needs: “There is a high demand for high-quality, sustainable urban logistics units in Chichester, as well as across West Sussex and the South East. Our Novio development will satisfy this demand through supplying much-needed, Grade A accommodation to both the locality and the wider region.”
Lee further highlighted the economic benefits, stating, “Our development will deliver an enduring economic asset for Chichester and ensure occupiers are best placed to grow their businesses by being based in an excellent strategic location.”
Founded in 1995, Chancerygate currently manages around 1.16 million ft2 of logistics space across 10 sites, from Edinburgh to Croydon.
Chichester’s Novio project is being marketed by agents Carter Jonas and Vail Williams, promising a new era of growth and opportunity for businesses in the area.
